Yes. ROV Help Desk is supported by valuation professionals, including state-certified appraisers with experience in multiple states. When professional appraiser input is requested or appropriate, we apply appraisal experience and judgment to help identify potential factual issues, comparable-sale concerns, missing support, market-condition questions, or other items that may warrant clarification.

Who submits the ROV?

In most lending situations, the borrower, buyer, seller, agent, or broker does not submit directly to the appraiser. The ROV is typically submitted through the lender or appropriate appraisal management process. ROV Help Desk helps organize the information so it can be presented in a clear, factual, and professional manner.

We help screen for possible factual discrepancies, incorrect or unclear property data, comparable-sale concerns, missing or unsupported adjustments, market-condition issues, overlooked relevant information, unsupported reconciliation, missing documentation, and ROV readiness concerns. Not every concern supports an ROV. If the issue does not appear strong, we aim to tell you that clearly.

No. The AI Appraisal Report Check is not an appraisal and does not provide an opinion of market value. The service is designed to screen an existing appraisal report for possible factual discrepancies, missing information, comparable-sale concerns, support issues, and ROV readiness. It does not replace a formal appraisal completed by a licensed or certified appraiser.

Is this an appraisal review?

No. Unless separately agreed to in writing under an appropriate professional engagement, ROV Help Desk services are not appraisal reviews. Our standard services are limited to appraisal report screening, issue identification, document organization, and ROV support. We do not provide a formal opinion regarding the quality, credibility, or USPAP compliance of an appraisal as part of the standard AI Appraisal Report Check.

Do you guarantee that the appraised value will change?

Accepted Answer

No. ROV Help Desk does not guarantee that an appraised value will increase, decrease, or otherwise change. However, when there is a credible case to be made, our team has experience developing clear, fact-based support that can help lenders, appraisers, and other intended users reconsider relevant information. Our goal is not to move values. Our goal is to help ensure the appraisal is credible, well supported, and based on accurate facts, relevant data, and clear reasoning.

Can you tell me what the property is worth?

No. Standard ROV Help Desk services do not provide an opinion of market value. If you need a formal appraisal, appraisal review, consulting assignment, litigation support, or another valuation service, that would require a separate engagement through Liberty Valuations or another qualified valuation professional.

Can you guarantee the lender or appraiser will accept the ROV?

Accepted Answer

No. ROV Help Desk cannot control lender policy, appraisal management company procedures, appraiser conclusions, or final lending decisions. We can help organize a clear, credible, fact-based submission when there is support for doing so.

What should I upload?

Accepted Answer

Please upload the appraisal report and any relevant supporting documents, such as contracts, MLS sheets, comparable sales, renovation documentation, repair information, property records, photos, AVM reports, or lender ROV instructions.
