AI Valuation Support Checks for Appraisal Review, ROV Intake, and Collateral Risk Teams

ROV Help Desk helps lenders, AMCs, valuation departments, and collateral review teams quickly screen appraisal and valuation files for credibility, support, comparable-sale concerns, documentation gaps, and escalation risk.

Lenders, AMCs, and valuation teams are often required to review a high volume of appraisal reports, ROV requests, collateral files, and valuation-related documents. Our AI-assisted screening process helps identify whether an appraisal report appears generally supported, whether additional information may be useful, and whether a file may warrant escalation for human valuation review.

Clients may upload the appraisal report and any supporting information available, including comparable sales, market data, property records, AVM reports, internal valuation notes, listings, photos, ROV documentation, or other authorized valuation-related materials. If the information appears helpful, we identify how it may support the valuation concern. If it does not appear helpful, we flag that as well.

This service is designed to help valuation teams organize information, identify potential support issues, and make more efficient escalation decisions. It does not replace internal appraisal review policies, lender underwriting requirements, AMC procedures, or professional appraisal review assignments when those are required.

Neutral Conclusion Categories

Each file receives a neutral conclusion category — Strong Support, Moderate Support, Thin Support, Potential Concern, or Escalate for Human Review — to support consistent triage.

ROV Intake Triage

Screen incoming ROV requests and collateral files for support issues, comparable-sale concerns, and documentation gaps before routing to internal review queues.

Support-Document Organization

Upload comparable sales, AVM reports, MLS exports, public records, ROV documentation, and other authorized valuation-related materials. We organize and screen for support relevance.

No Third-Party Data Resale

ROV Help Desk does not resell third-party data. Clients upload materials they are authorized to use. Our service screens and organizes uploaded information for valuation-support purposes only.

Files flagged for escalation can be routed to certified appraiser review. Human appraiser input is available as an add-on for files that require professional valuation discernment.
